Over Twelve years ago, I was just starting out in real estate. I had dropped out of engineering school because I wanted to take control of my future, during the time when the auto industry here was taking a toll.

Q: Are these appropriate for agents in Canada?

A: Yes! These guides are fully customizable and are not specific to U.S. markets. I chose terms that seemed to be more commonly used, such as "under contract" versus "in escrow." However, all of the text is edible. If there is a phrase or a term that does not apply to you and how you do business, just click into that section and change it.

Q: What do you do with these? Are they printed? Are they digital? How do you deliver them to a prospect?

A: These are digital guides, designed to be delivered as PDFs. I like to offer them as downloads on my website. I send people to a landing page where they will opt in with their contact information in exchange for the guide. They voluntarily add themselves to your database! You could also use Manychat on social media and delivery them through DMs or text. If you prefer, you can absolutely print them out, but they were primarily designed to be shared online to grow your database.

Q: How are these any different from the buyer/seller guides I get from my title company, brokerage, lender, etc?

A: Those guides may look great, but they’re incredibly generic. When every agent in town is handing out the same thing, it loses its impact. And most are designed to work anywhere in the country, so they don’t include the local insights that matter to your market.

Q: Do I need a paid Canva account?

Q: I don't use Canva much. How hard will it be to use these?

A: I think Canva is very user friendly. You can easily edit the colors, fonts, photos, and text. Just click into the section you want to modify and start typing. When finished, save and download as a PDF to your computer. If all else fails, Canva has tons of tutorials on their website. There are thousands of YouTube tutorials as well.

Q: Where do I promote these free guides to get leads?

A: Anywhere and everywhere! You can share the opt-in link on social media, in your email signature, in a weekly newsletter, give it to prospects you meet at open houses or other "in real life" events, promote it in YouTube videos, Tiktok, IG Reels, put a QR code on a flyer or postcard, run ads... the options are endless!

Q: Why do I need these guides? I get leads every day from Z.com and R.com.

A: Are you happy with the quality of those leads? Yes, you get them, but do they trust you, do they value you, do they appreciate your expertise and rely on your guidance? Or are they difficult to work with and ask you to reduce your commission or give them a kickback at closing?

When you use these lead magnets, you are preparing potential clients to see you as an expert. You are a trusted guide with lots of valuable expertise and experience that they don't have. People who don't nickel and dime you to death over your commission and treat you poorly? Q: What if I don't use social media and I don't have an audience?

A: You'll need to send traffic to the landing page where you offer these guides somehow. If you give them the guide without asking for their contact information in return, you won't get leads. Plain and simple.

You can drive traffic to the opt-in page from any of the methods I mentioned in the answer above, or you can run ads to send people to your lead magnet.

Think of this as a slow cooker. You have to put the ingredients IN in order to get dinner OUT. But it would be silly to look at the machine and say, "Where's my food?" when you didn't put any ingredients into the machine.

We have to send consumers to the opt-in page and collect the prospect's name and email address (the ingredients) in order to get their information into our CRM and follow up with them (dinner!)

Q: My market is different/big/small/unique/atypical. Will these still work?

A: Yes. People in every market want information to help them buy and sell real estate.

Now, maybe you're in Australia and all your terminology is different. Or you're in a state where there are multiple attorneys involved in every transaction. If you need to drastically change these templates you absolutely can! Y(Just keep in mind that these templates have been proven to work, so if you change everything you'll be testing them to see how effective they are.)

To create a totally different template you have two options: A) Open the template, duplicate it, and then modify anything and everything you want to change.
